Annual Winterization and Regular Maintenance - will help keep your windows and doors operating smoothly and performing as they were designed. Use this checklist or ask your HomeAdvisor, Mantenance Man, or Home Service Company to do this annual maintenance inspection - it is well worth the savings! 1. Weatherstrip - the resilient seal material designed to act as a barrier in the space between the window sash and window frame to reduce cold air and rain or water infiltration. Make sure it is still effective. If not sure, contact WeFixItUSA Help Desk for advice and answers - OR VISIT: http://www.biltbestwindowparts.com/faq-page 2. Examine all window interiors and exteriors. The finishes, paint, caulking, trim, gaps, signs of any water damage, interior stains and varnishes. NEVER ALLOW PAITS / STAINS to be on or in contact with the window or door weatherstrip. Solvents. paints and stains cause weatherstrip to lose there flexibility and sealing qualities - This is the #1 reason for early weatherstrip failures. 3. exterior caulking around the outer edges of the window frame, trim etc. Remove any old, loose caulking and reseal any gaps with a good quality 35-50 year caulk or polyurethane sealant. 4. Check all hardware alignments, locks, opening mechanisms, latches, casement roto-gear operators, skylight operators etc. for smooth operations. Clean and lubricate as needed. DO NOT USE OIL! Make sure any exposed hardware screws are tightened securely. Clean any sand, dirt or dust from door and window hinges, sills and tracks. Check any energy panels and storm and screen combinations to make sure screws in turn buttons are securely fastened. 5. Check doors for smooth operations - open/close smoothly, threshold sweeps and door bottom seals. Wood doors require a stabilization period after installation, sometimes taking up to a year to adjust to humidity levels and other environmental factors.
